How to properly structure your real estate note to receive 20% to 30% more CASH when you sell it!
Do you know that of the millions of dollars of seller financed real estate notes out there today, only around 7% are quality notes that an investor is willing to purchase? We receive many inquiries from note holders whose notes we're unable to purchase.
Why? Well, the majority of these real estate notes were not structured properly when the seller created the note with the buyer. The following are just a few of the reasons:
- The seller failed to check the credit of the buyer, or has no idea what the credit of the buyer/payor is.
- The buyer put little to no money down on the property.
- The seller did not use a professional title/escrow company to secure title insurance and close the transaction (no settlement statement).
- The note has a short Balloon period of 3-5 years, or even less.
- The interest rate is too low.
- The seller did not do an amortization schedule of the payments and interest.
- The seller kept no payment records or receipts and/or let the buyer make late payments.
- And, the list goes on!
